What it is
A measured building survey is an accurate dimensional record of a building, producing scaled drawings (floor plans, elevations and sections) that reflect the property as built, not as originally designed. Modern surveys use precise laser measurement and, for complex buildings, 3D scanning.
When you need one
- Designing an extension, conversion or refurbishment.
- Planning applications and building-regulations drawings.
- Lease plans and space planning.
- Any project where accurate existing dimensions matter.
How it differs from a condition survey
A measured survey is about accurate geometry, sizes, levels and relationships between elements. It is not a condition assessment; it will not tell you about defects. The two are complementary: one tells you what the building is, the other tells you what condition it is in.
Why it matters
Design decisions and cost estimates are only as reliable as the drawings they are based on. An accurate measured survey at the outset avoids errors, abortive work and disputes later in a project.
