What construction management is
Under construction management, the client appoints a construction manager to plan and manage the works, with the individual trade packages contracted directly. It differs from the traditional route, where a single main contractor takes on the whole build. The construction manager runs the project on the client’s behalf rather than pricing and delivering it as a lump sum.
The construction manager’s role
- Procurement: breaking the works into trade packages and appointing the right specialists.
- Programme: sequencing the trades and driving the works to completion on time.
- Cost control: managing budgets, valuations and change as the project proceeds.
- Quality and coordination: making sure the trades interface correctly and the work meets the required standard.
- Health and safety and reporting: keeping the site safe and the client informed.
The benefits
Construction management gives the client transparency and control: they see the real cost of each package, can react quickly to change, and often start on site sooner because packages are let as the design develops. It suits projects where flexibility and close control matter.
